A door leads to a smart hall, off which is a ground-floor single bedroom. Adjacent to this bedroom is a shower-room with shower W.C. and handbasin.
4 steps lead into the south-facing lounge with T.V. and 2 sets of French windows, one looking onto Skiddaw, the other looking onto the Uldale/Caldbeck fells. Both sets of doors open onto the secluded, private, south-facing patio with garden furniture, raised rockery and large grassed fully enclosed area offering a safe recreational area for children and pets.

There is gas-central heating and double-glazing throughout. Beds are made up. Gas, electricity and bedlinen are provided at no extra charge. Towels are not provided.
Pets are welcome by prior arrangement at an extra charge of £15.00 per pet. Maximum 2 dogs.
Children are most welcome, but, because of steps, the property may not be suitable for very young toddlers.
Unfortunately, the property is not considered suitable for wheelchair users unless they are partially mobile.
An information pack is provided, detailing the abundance of activities and places of interest, both in the immediate vicinity and further afield, plus a supply of books, videos, DVDs together with T.V. and C.D.player.
The owner's friendly donkey and pony will greet you over the fence of their paddock!
